What this means is that you shouldn’t wait to call us until you have complete architectural plans. The value that we can provide multiplies if you bring us in from the start!

1.) INITIAL CONSULTATION

We begin with an in-depth discussion to understand your vision, needs, and budget. Our team provides expert advice and insights to shape your project.

2.) DESIGN AND ENGINEERING

We have built strong working relationships with the area’s premier designers and engineers. We provide introductions, matching the best fit for your proposed style and needs. Once retained, we collaborate closely with your designer to create a custom home that fits within all of your desired function, design, and cost expectations.

3.) PERMITTING

Koze manages the permit application process with a professional and coordinated approach to keep the permit application moving. We oversee the preparation and submission of permit documents, coordinate with the required consultants and design professionals, and act as the central point of contact throughout the review process. Our team works closely with municipalities, responds to plan check comments, coordinates revisions, and tracks progress to help avoid unnecessary delays. By managing the process carefully and proactively, we help bring clarity to a complex stage of the project and provide you with confidence that this critical step is being handled thoroughly and responsibly.

4.) CONSTRUCTION

At Koze Design and Build, we handle all aspects of construction, serving as the point of contact for all subcontractors, consultants, vendors, and city inspectors; resolving issues as they arise. Construction will be overseen by your Project Manager, who will be on-site daily ensuring all work is done to specifications, using the highest quality building materials and techniques.

5.) HANDOVER

Our in-depth project close-out process includes fully inspecting your new custom home. Jason Craig will then join you and your Project Manager for a detailed walk-through to compile a final “punch list.” Upon move-in, you will receive a Comprehensive Close-Out Package with copies of all contracts, invoices, releases, city documents, manuals, warranties, as well as photographic documentation of your project.
